Preconstruction
- Review of project scheduling and phasing
- Establishment of a design development estimate
- Review of design development drawings including meetings with design team
and development of alternatives as required for materials, systems, etc.
to meet established project budget
- Analyze trade comments and design suggestions
- Provide value engineering comments
- Development of guaranteed maximum price based on construction documents
- Establish utility company requirements
- Assist in obtaining approvals from Planning and Zoning, Fire Marshal and
Building Department
Construction Management
- Provide full time supervision
- Provide estimating, scheduling and project management
- Provide detailed cost accounting
- Provide weekly reports on our website outlining: construction activity,
future construction activity, inspections, items for approval and items pending
- Provide a project account on our website to view pictures of construction
progress
- Prepare and submit shop drawings and submittals for construction components,
i.e. concrete, steel, windows, plumbing, electrical, HVAC, carpet, tile,
doors, millwork and paint
- Schedule weekly meetings with construction committee and design team
- Schedule weekly meetings with subcontractors to main established schedule
- Request and complete final punch list from Owner and Architect to insure
that all parties are satisfied
- Provide as-built drawings for mechanical and electrical systems
- Provide Owner's manual at completion of the project
General Contracting
- Provide full time supervision
